Testimonials
"Michael walked the property with me and saw things I never would have: what the house would really need, and what that meant for the price. We worked through what the renovation would actually cost, so my agent and I could put together an offer that I felt good about. I went in confident and clear-headed instead of rushed. For a purchase this size, having someone in my corner with no stake in the deal was invaluable."
Jason"We had a good architect and a design we liked, but something wasn't quite right. Michael helped us put our finger on it. He reviewed the plans with us, asked the questions we hadn't thought to ask, and helped us refine the design so the house truly fits how our family will use it. Our architect welcomed his input, and the result is a better home."
George"Michael was with us from the very beginning. He helped us find and vet the right team, worked through the floor plans and exterior design with us, and then helped us make sense of the contractor bids line by line. Every step of the way, we knew the advice was about what was best for us, not anyone else. I can't imagine doing this project without him."

Experience you can see. Every home is different, but the questions repeat. Here are a few of the situations Canopy's advisors have helped owners through. Details are kept private; the lessons aren't.
1. One roof and a 30-year plan
Where: Glen Ellen, Sonoma County · Remodel
The situation: An owner needed to reroof their home in a high fire danger area. Knowing that a metal roof would last for 50+ years they wanted to consider future needs and potential renovations so that the roof would not have to be redone.
Canopy's role: Discussed the owner’s needs over the next 30 years and planned how the home could adapt over time without having to redo any work. Vetted design and build professionals, reviewed bids and contracts, kept the team focused on the long term vision for the property. Acted as the Project Manager.
The result: The home renovation was broken into two phases with independent timelines. Phase one: new dormer for expanded living area, standing seam metal roof, solar system with battery backup, and exterior wildfire sprinkler system. Second phase involved updating the interior living spaces without impacting progress made in the first phase.
Why it mattered: Thinking through the long term needs with the owner to create a master plan that can be implemented in phases can save money by not redoing work in the future.
2. Choosing the team for a new home
Where: Larkspur, Marin County · New build
The situation: Owner purchased an existing house with the goal to hire a team to design and build a new home.
Canopy's role: Helped find and vet the architect and builder, worked through floor plans and exterior design to align with the owner’s lifestyle goals, then reviewed and provided feedback on contractor estimates and bids. Remained a consulting resource for the owner through the project.
The result: Owner chose the professionals not only based on price and experience, but especially for communication and collaborative style.
Why it mattered: Some cost overruns can be anticipated before construction starts, but bringing on the right team members who will work collaboratively through unexpected conditions is very valuable in projects that require thousands of decisions.
3. A complex site, approved
Where: Ross Valley, Marin County · Land use and entitlements
The situation: A new residential community on an assemblage site with constraints that included: restrictive zoning, creek setbacks, slope and neighborhood concerns.
Our team's role: Michael led the project and Sean provided guidance and perspective when our team presented to County planning staff and elected officials, local leaders and neighbors. We brought on the design team and build partners.
The result: Rezoned the multi-acre property from 6 units/acre to 30 units/acre to provide a pathway for a townhome housing community where single family zoning created an exclusionary barrier for new home buyers
Why it matters for homeowners: Depending on the site conditions, homeowners may have issues requiring an entitlement specialist such as zoning, creek setback, coastal rules, traffic, fire safety, etc…
4. Owner's representative across a portfolio
Where: San Francisco · Owner's representation
The situation: A private investor with several multi-unit residential projects needed one person looking out for their interests across all of them.
Our team's role: Brad served as owner's representative, including managing the buildout of a major health clinic as the anchor tenant in the Mission/Valencia corridor.
The result: Across an underperforming portfolio, Brad added key tenants and reconfigured spaces so the owner could refinance on a stronger balance sheet
Why it matters for homeowners: Canopy brings the same discipline to a single home.
